Description
The United States Government is expressing interest in locating office space within the St. Paul, Minnesota Central Business District as indicated below. The Government lease is expiring September 2003. The Government is interested in considering alterative space if economically advantageous. The Government will consider the cost of moving, telecommunications costs, systems furniture deinstall/reinstall charges, security enhancements and alterations for all offers received. The Central Business District as defined by the Chamber of Commerce is: Market Street on the west; north until it intersects 7th Street; east/northeasterly to Sibley; south to 4th Street; and west/southwesterly to Market Street. The purpose of this advertisement is to seek information from property owners willing to provide approximately 82,970 rentable square feet of office space or 72,148 useable square feet of usable office and related space within the above boundaries for a government tenant. The common area factor is 1.15%. Office space must be contiguous. The lease term is three (3) years /five (5) years firm which may be amended to a five (5) year firm lease. Inside parking for 27 Government vehicles must be available onsite with additional parking onsite or within a two (2) block radius for employees and daily visitors. Targeted occupancy date is October 1st. The space offered should provide a modern office environment which meets the General Services Administration’s fire, life safety and ADA or UFAS handicapped accessibility standards. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building ownership. Property owners who have available space are urged to forward pertinent information on your building by mail or FAX by June 10, 2003 responding to GSA-15587-01.
