- Expressions of interest are sought concerning the possible outlease of the Naval Weapons Industrial Reserve Plant (NWIRP) located at Bedford, Massachusetts. The property is located in the southwest section of the Town of Bedford. The property is in two parcels along the northern and southern sides of Hartwell Road. The parcels are adjacent to each other but are separated by Hartwell Road. The parcels are irregular in shape and have a total of 45.65 acres. The northern parcel is approximately 28 ? acres and has approximately 720 feet of frontage along the northern side of Hartwell Road. The southern parcel is approximately 17 ? acres and has approximately 1,380 feet of frontage along the southern side of Hartwell Road. In addition to the road frontage the southern parcel has approximately 900 feet of frontage with a direct connection to one of the taxiways of Hanscom Air port. The 45.65 acre site contains four major buildings, all of which are steel frame constructed, slab on grade buildings as set forth below: NORTHERN PARCEL: 1) Research and Development Facility?Constructed as a Guided Missile Lab, this facility is a 3 story structure of 156,000 square feet and building dimensions at 260? X 200? with several outbuildings; 2) Government Building?this one story steel frame slab on grade structure is 70? X 150? with a floor area 10,500 square feet; and 3) Facility Warehouse ? One Story with 3 high bay rolling doors (steel) ?this steel frame slab on grade structure is 80? X 180? with a floor area of 14,400 square feet. SOUTHERN PARCEL: 1) Flight Test Facility?this hangar facility has automatic hangar doors and track de-icer with direct access to Hanscom Airport. The Flight test facility with dimensions of 260? X 243? has a to tal floor area of 96,980 gross square feet including: (a) 26,680 sqft of office / General space on the North Side; (b) 33,300 sqft of Office / General space in the 3 story core area and.(c) 37,000 sqft for the two hangar bays (18,500 sqft). The hangar faces the North with the 2 hangar bays located on the east and west sides of the core. The core building has 3 floors between the bays. The facility is adjacent to Hanscom Airport, approximately two miles from Interstate 95, and approximately twenty-three miles from Logan International Airport, Boston, MA. This request for expressions of interest does not commit the government to issue a solicitation for outlease or to enter into a lease for the above facilities. The Department of the Navy is seeking to determine if there are firms sincerely interested in leasing all or part of this facility for commercial purposes limi ted to administrative, light industrial, storage or aircraft related business purposes.
