Description

The U.S. General Services Administration (GSA) is interested in leasing space in the Gulfport, Mississippi area suitable for use by the Federal Bureau of Investigation. As time is of the essence, Build To Suit will not be considered. REQUIRED: Approximately 7,330 BOMA rentable square feet of space. LOCATION: The space will be within the following area: defined as no further West than Broad Avenue, no further East than Courthouse Road, no further North than Interstate 10, and no further South than Highway 90. TERM: Ten (10) year term, Five (5) year firm with the government having the right to vacate in whole or in part after the firm term has been satisfied. SPECIFIC REQUIREMENTS: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be accessible to major highway arteries. On-site outside reserved parking for 17 vehicles and capability to provide an additional 3 parking spaces over the lease term. Public transportation and parking must be within 3 blocks of the building. All space must be contiguous. Space must be on second floor or above. If office is located on the sixth floor or above, elevator must be on emergency power. Column spacing shall be no less than 24 feet on center. As the office will contain 6 safes weighing between 850-1000 lbs. each, dispersed throughout the office, floor load of proposed site needs to be capable of supporting this additional weight. Lessor must provide space for installation of two rooftop antennas.
