REQUIREMENT: General Services Administration (GSA) Is Interested In Leasing Approximately 11,090 Net Rentable Square Feet Which Will Produce Approximately 9,644 BOMA Useable Square Feet With Four Reserved Secured Parking Spaces For The Executive Office for Immigration Review. LEASE TERM: 10 Years With Five Years Firm LOCATION: The El Paso Downtown Management District Is Encompassed By The Border Highway, Then North On Kansas, West On Eighth, North On Alley H, East On Third, North On Campbell, East On Paisano Drive, North On Ochoa, East On San Antonio Avenue, North On Ochoa, East On Mills, North For Two Blocks And Then West To Campbell, North On Campbell, Northwest To Wyoming, West On Wyoming, South East On Prospect Drive, Then West On Missouri, Southwest On Durango, West On San Francisco, Southwest To Paisano Then South And Southeast On Paisano Drive, Southwest On Santa Fe, East On Border Highway, North On Oregon West On Sixth, North On Avenue E, East On Fourth, North On Oregon, East On Third, South On Mesa, East On Fourth, Southwest On Alley G. A Map Can Be E-mailed Upon Request. UNIQUE REQUIREMENTS: The Agency Will Consider The Quality Of The Building Itself And The Appearance Of The Neighborhood Immediately Surrounding It. In Examining The Building, Areas Of Consideration Will Be The Building?s Physical Characteristics, Overall Quality Of The Building Including The Building Systems And Employee Services. The Building?s Interior And Exterior Condition And Decor Will Be Evaluated As Well As The Exterior Of The Neighboring Facilities. The Offeror Must Provide The Following Information Of The Building (Or Proposed Building): The Agency Will Consider The Efficiency Of Layout In The Space Offered For Lease. The Following Must Be Met: 1. Building Floor Plate Must Be A Minimum Of 15,000 Usable Square Feet. 2. Column Spacing Should Be A Minimum Of 25' On Center. The Building Must Offer A ?Controlled? Parking Situation. ?Control? Is Defined As Ranging From Agency Management Of The Parking Facility To A Facility In Which Parking Is Restricted To Long-Term Permits (i.e., No Daily Parking). Additionally, The Posting Of Signs Concerning Parking Policy, Towing Unauthorized Vehicles, Installation Of An Identification System And Providing Adequate Lighting For Parking Areas, Are Major Elements Of Parking Security. The Agency Requires An Additional Separate Entrance For Agency Clients And/Or Employees. Secure Parking For Judges To Be Located On-Site. The Agency Requires Contiguous Space. The Agency Requires The Establishment Of A Public Access Control (PAC) Point Where Visitors Are Required To Pass Through A Screening Area Containing A Guard(s), A Magnetometer, And/Or X-Ray Equipment. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: Building Name And Address 2) Square Footage Offered 3) Method Of Measurement Used To Determine Rentable Square Feet. 4) Name, Address, And Telephone Number Of Individual To Be Contacted 5) Evidence Of Authority To Represent The Owner.
