- REQUIREMENT: The U.S. Government is seeking to lease approximately 15,404 rentable square feet, yielding 13,395 usable square feet, of contiguous office and related space in Tupelo, Mississippi. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: Offered properties must be located in Tupelo, Mississippi within the following delineated area: NORTH: Highway 78 north to Gloster Street north to Barnes Crossing Road to Highway 45; SOUTH: President Avenue South north to Cliff Gookin Blvd. west to Natchez Trace Parkway; EAST: Highway 45 south to Indian Trail Street east to Front Street to Clark Street south to Spring Street to Green Street to President Avenue South; WEST: Natchez Trace Parkway to Highway 78. Note: A map demonstrating the delineated area is available upon request. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. On-site parking is required per local code and ordinance with a minimum of 80 surface parking spaces available within two blocks, preferably on site. Space must be ready for occupancy by November 2, 2004 or sooner. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years.
