Description
The General Services Administration (GSA) is seeking to lease for fifteen (15) years (with a ten 10 year firm term), a fully serviced facility. The facility will include a building, sally port, eight (8) secured and covered official vehicle parking stalls, visitor and employee parking, security lighting of the building and parking areas, and a 50-foot setback of the building from any vehicular traffic and parking areas. The proposed site must accommodate the facility; all building and security set backs, roads and approaches. The building will be approximately 8,000 rentable square feet (rsf) in size, and must yield 6,500 ? 6,825 square feet of building usable area, as defined by ANSI/BOMA Z65.1-1996. The facility must be capable of accommodating future expansion of the building through the construction of a minimum 1,000-rsf addition, without significant interference to the occupying agency or facility operations. Expansion of the building will be at the discretion of the Government and may be requested, and negotiated, at any time during the lease. Further, the Government will be under no obligation to request expansion of the building during the lease term. The facility will accommodate the U.S. Department of Homeland Security Quick Response Team. Occupancy is required within two (2) years of lease award. AREA OF CONSIDERATION: Redding, California within an area bounded on the North by South Bonnyview Road to Churn Creek Road to the end of Rancho Road; East by Desparado Trail to the eastern boundary of the Redding Municipal Airport to Loftus Road; South by Dersch Road to Airport Road to Riverside Avenue; West by Interstate Highway 5. Sites located within a base flood plain will not be considered. NEIGHBORHOOD: The facility shall be located on an attractivly landscaped site prestigious in appearance, with the surrounding development well maintained and in consonance with a professional image. PARKING: The parking to square foot ratio available on-site shall at least meet current local code, or in the absence of a local code requirement, on-site parking shall be available at a ratio of 1 space for every 300 rentable square feet of building area.
