Description
The General Services Administration (GSA) is seeking to lease first floor office and related space consisting of approximately 5,000 square feet of rentable space along with 2 reserved parking space. Rentable office space must yield a minimum of 4,762 occupiable square feet, available for use by Tenant for personnel, furnishings and equipment. The space offered must be contiguous first floor space only. No split office, underground parking or sub level tenant space will be considered. Lease Term: 15 years, 10 years firm. Desired Occupancy Date: September 2004 Area of consideration is within the following boundaries in Cresent City, California: North: Washington Boulevard (from Parkway Drive on the east to Pebble Beach Drive on the west) West: Pebble Beach Drive (from Washingtion Boulevard on the north to 7th Street on the south) South: 7th Street (from Pebble Beach Drive on the west to U.S. Highway 101 on the east) East: U.S. Highway 101 to Parkway Drive to Washington Boulevard Space must be located in an office, research, technology or business park that is modern in design with a campuslike atmosphere, or on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with surrounding development wellmaintained and in consonance with a professional image. The building offered must conform to the 1976 Edition of the UBC for seismic safety. The offer must contain a certification by a registered structural engineer. Buildings that contain asbestos or PCB materials will not be considered. A fully serviced and handicapped accessible building is required. The building must not be located in a flood plain.
