- REQUIREMENT: General Services Administration (GSA) is interested in leasing office space consisting of approximately 8,416 rentable square feet. Rentable space must yield approximately 6,653 to 7,318 BOMA usable square feet of office and related space. This facility will be a build-to-suit to accommodate the Social Security Administration. LEASE TERM: 15 years; 10 years firm. UNIQUE REQUIREMENTS: The GSA has an Assignable Option to Purchase a site of approximately 0.93664 acres for this facility. The site shall accommodate the building, visitor and employee parking, building set backs, required security set backs and any required green spaces per the city of Cleburne. Note: New construction requires up to a 50-foot setback from any vehicular traffic including visitor or non-secured parking. The Government will be leasing the facility; therefore proposing offerors should note this is a ?no cost assignable option? from the Government and the land is to be purchased by the successful Offeror. Ultimately, the office space must be contiguous and on one level without being split by a public corridor. First floor space is required. Space must have the potential for efficient layout; columns must be at least 28 ft. apart center to center and 28 feet from any interior wall and no more than one foot square; space should not be ?U? or ?L? shaped or exceed a length to width ratio of 2:3. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Upon completion, the building should be considered as Class ?A? space in a professional office setting. The Government requires a total of 40 on-site parking spaces ? 22 spaces shall be designated for employees and 18 spaces for the visiting public, plus two (2) additional spaces to be assigned for official use. Normal hours of operation for the agency are 6:30 a.m. to 5:30 p.m. LOCATION: The site is located on Business 67 West/W. Henderson Street near the Smithfield Inn in Cleburne, Texas. The site is approximately 0.93664 acres out of a larger tract identified in the J.M. Steiner Survey, Abstract No. 813, Cleburne, Johnson County, Texas. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Name, address and telephone number of individual to be contacted. 2) Any information regarding topography or other influences unique to the site that may affect the layout of the proposed building AUTHORIZED CONTACTS: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
