Description
U. S. GOVERNMENT SEEKS EXPRESSION OF INTEREST FOR OFFICE SPACE OVERLAND PARK, KS The General Services Administration (GSA) seeks expression of interest from owners and authorized agents of existing commercial office and related space. The Government presently occupies 12,131 BOMA usable square feet with 47 on-site parking spaces. The office shall be first class office space and be located in a new or modern office building that project a professional and aesthetically pleasing appearance. Retail or flex space is not acceptable. The Government will consider relocation if economically advantageous. The Government will consider agency mission requirements, the cost of moving, alterations, etc. when deciding whether it should relocate. Occupancy would be required by January 1, 2004. AMOUNT: Approximately 13,951 BOMA rentable square feet of office space that yields 12,131 ANSI/BOMA Usable square feet for use by the agency for personnel, furnishings, and equipment. A minimum of 47 parking spaces shall be available on-site for visitors & personnel. LOCATION: Offered space must be in the following delineated Area: That area of Overland Park, KS as bounded by Nall Avenue on the East; Lackman Road on the West; 127th Street on the South; and 55th Street on the North. REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. Amenities of retail shops, banks, and restaurants shall be available within walking distance of 3 blocks or less from the building. The building shall be served by a regularly scheduled public transportation service and have public parking within 3 blocks. TERM: Space is required sixty (60) days after receipt of approved Government layout drawings. The lease will be for a term of 10 years with five (5) years firm with the Government having the right to terminate with ninety (90) days written notice after the initial five (5) year firm term.
