Description
The General Services Administration (GSA) seeks expressions of interest from owners and authorized agents of existing commercial office and related space. The Government presently occupies 33,103 square feet of ANSI/BOMA office area with seven (7) on-site parking spaces. Additional space of approximately 15,350 square feet of ANSI/BOMA office area is needed. The office shall be first class office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. Retail or flex space is not acceptable. The Government will consider relocation if only economically advantageous. The Government will consider agency mission requirements, the cost of moving, alterations, etc. when deciding whether it should relocate. Occupancy would be required by May 1, 2004. AMOUNT: Approximately 55,000 BOMA rentable square feet of office space that yields a minimum of 48,450 square feet of ANSI/BOMA office area for use by the agency for personnel, furnishings, and equipment. Seven (7) on-site and reserved parking spaces are required. In addition, approximately 140 parking spaces shall be available within a two-block area for use by personnel. LOCATION: The delineated for the offered space is the Central Business District of Kansas City, Kansas, within the following boundaries: Washington Boulevard on the North 3rd Street on the East Ann Avenue on the South North 10th Street on the West REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. The building shall be served by a regularly scheduled public transportation service and have public parking within 3 blocks. TERM: Space is required one hundred, twenty (120) days after receipt of approved Government layout drawings. The lease will be for a term of 10 years with five (5) years firm with the Government having the right to terminate with ninety (90) days written notice after the initial five (5) year firm term.
