Description
The General Services Administration is seeking to lease existing office space or a build to suit facility consisting of approximately 22,125 rentable square feet of contiguous space (can be on 2 floors, if floors are consecutive) with a minimum of sixty-two (62) reserved off street parking space(s) in the city of Los Angeles, California. Rentable space must yield a minimun of 19,239 ANSI/BOMA Office Area (previously usable) square feet to a maximum of 20,201 ANSI/BOMA Office Area square feet, available for use by the Social Security Administration for personnel, furnishings and equipment. The term of the lease is fifteen (15) years, ten (10) years firm. All space must be located in prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. All space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in restaurants within three (3) blocks, and regularly scheduled public transportation and/or employee parking within two (2) blocks sufficient to cover commuting and visitor needs should be available. Amenities such as retail shops, cleaners, banks, etc. should also be available within one half (.5) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office type buildings having fully adequate means of ingress and egress, must be altered or constructed to meet Government requirements, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Code or the 1976 edition if the later load resisting system is of concrete, masonry, or steel construction. UNIQUE REQUIREMENTS: Social Security Administration Special Space Requirements are included in the Solicitation For Offers. LOCATION: Offered properties must be located within the following delineated area: NORTH: Cesar Chavez/Sunset Blvd. SOUTH: Washington Blvd. EAST: Broadway WEST: Alvarado All boundaries include addresses on both sides of the street.
