Description
The U.S. General Services Administration (GSA) is interested in leasing approximately 8,800 rentable sq.ft. of space to yield 7,662 ANSI/BOMA Office Area square feet of space. Occupancy date preferred is July 1, 2004 or earlier if possible. New construction will also be considered. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: Beginning at an Area bounded NORTH; Hooper Drive from Edmundson Street to North Broad Street (75) North Broad Street to Martling Road, Martling Road to Hooper. Hooper to Kilpatrick Road (Both sides of Hooper Street only, NO side roads off Hooper to be included) SOUTH; Corner of Edmundson and West Main Street. East to Thaxton Street, South to Alabam Avenue, East to East Main Street, to Hooper Drive EAST; Intersection of Hooper Drive and East Main Street, WEST; Edmundson Street. Unique Requirements: Space offered must be in the same building and contiguous. Space offered must have potential for efficient layout, e.g. Column spacing of at least 30 feet; No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with adequate employee parking consisting of 46 surfaced parking spaces on site or within 200 feet of building.
