Description
The General Services Administration (GSA) is interested in leasing approximately 62,901 rentable square feet of space. The rentable space shall yield a minimum of 41,314 ANSI/BOMA Office Area (previously Usable) square feet to a maximum of 43,380 ANSI/BOMA Office Area square feet, available for use by the tenant for personnel, furnishings, and equipment. In addition, the building must also be able to provide the following items: Four(4) inside and reserved parking spaces for the exclusive use of the U.S. Government. Offered space must be located on contiguous floors, with a maximum of two (2) floors in total. If the building is offering space on partial floors, the offered space must be aligned with the offered space on the floor above or below. The office area must be able to accommodate a 2,604 ANSI/BOMA office square foot regional training facility that is in a column free environment. A minimum of 600 ANSI/BOMA office square feet of structurally reinforced flooring is required to accommodate a high density, file storage need. Building Requirement: The General Services Administration will use the Tenant Improvement Solicitation for Offers (SFO) to satisfy this requirement in a office building that is able to meet all of the requirements that are set forth in the SFO and the following accessibility and seismic requirement: National Institute of Standards and Technology (NIST) NISTIR 5382, Interagency Committee on Seismic Safety in Construction (ICSSC) RP 4, Standards of Seismic Safety for Existing Federally Owned or Leased Buildings, as modified below, and the accessibility requirements for new construction of the Americans With Disabilities Act Accessibility Guidelines (ADAAG) (Code of Federal Regulations 36 CFR Part 1191, App. A) and the Uniform Federal Accessibility Standards (UFAS) (Federal Register vol. 49, No. 153, August 7, 1984, reissued as FED. STD. 795, dated April 1, 1988, and amended by Federal Property Management Regulations CFR 41, Subpart 101-19.6, Appendix A, 54 FR 12628, March 28, 1989). Where standards conflict, the more stringent shall apply. Location / Delineated Area: Starting at the intersection of Chambers Street and Broadway proceed south on Broadway to State Street continue on State Street to South Street and from South Street proceed north to Dover Street; From Dover Street proceed west to Frankfort Street then proceed to Park Row (Centre Street) and continue north to Chambers Street; From Chambers proceed to Broadway. Lease Term: The term is for ten (10) years firm, and two (2) five (5) year renewal options, with the Government having ninety (90) day termination rights during the renewal periods. Additional Information: Physical site inspections will be conducted on September 24th and 25th only. Expressions of interest should include the following: (1)Building name and address.(2)Rentable square feet and rate per rentable square foot.(3)Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership. Responses to this ad should be received by September 23, 2003 referencing project No. 3NY0042. Send responses to the contracting office address listed in the section above.
