Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN WEST PALM BEACH, FLORIDA AMOUNT: Approximately 25,450 square feet of rentable office and related space for use by Tenant for personnel, furnishings, and equipment. Rentable space must yield approximately 22,112 BOMA usable square feet. Building must be Class ?A?. LOCATION: Proposed space must be located within the following area known as the West Palm Beach, Florida Central Business Area: South: Okeechobee Boulevard between Flagler Drive and Tamarind Avenue West: Tamarind Avenue between Okeechobee Boulevard and Banyan Boulevard North: Banyan Boulevard between Tamarind Avenue and Quadrille Boulevard and Quadrille Boulevard to Flagler Drive East: Flagler Drive between Quadrille Boulevard and Okeechobee Boulevard REQUIRED: General: All services, supplies, utilities, and required tenant alterations are to be provided as part of the rental consideration. Other: The following are specific requirements to be met by the space and building: 1. Space must be located on second floor or higher 2. Space can be on two contiguous floors with 13,300 rsf and 12,150 rsf per floor, respectively 3. Elevator lobby must accommodate X-ray and magnetometer machines 4. 12-foot slab to slab minimum floor heights 5. 25-foot minimum column spacing in each direction 6. Back up power generator 7. 2 inside, reserved parking spaces 8. Public transit within 2 blocks 9. Public parking within 2 blocks 10. Indoor air quality, such as mold and radon, must be equal to or below EPA action level. 11. Bellsouth fiber service 12. 24/7 building access 13. Elevators must be able to handle high volume traffic of up to 150 persons 4-5 times a month 14. Installation of rooftop satellite dish 15. Server/telephone closet within leased space with 24/7 cooling 16. Inexpensive/moderately priced fast-food/eat-in restaurants within 750 feet TERM: Ten (10) years, with five (5) year firm term.
