Description
REQUIREMENT: The U.S. Government seeks to lease approximately 24,080 rentable square feet of office and related use space. Rentable square feet must yield 20,880 to 21,500 BOMA usable square feet, available for use by Tenant for personnel, furnishings, and equipment. Space must be on one level, contiguous and have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any perimeter wall and from each other, and must be no more than 2 feet square. Due to the delivery date, BUILD-TO-SUIT PROPERTIES WILL NOT BE CONSIDERED for this procurement. Approximately one hundred-twenty (120) parking spaces must be available on site. LOCATION: Property must be located within the following boundaries: WEST: One block W of Pellissippi Parkway. NORTH: 1 block north of I-40 between Papermill Road and Pellissippi Parkway. To include Weisgarber Rd north to Middlebrook Pike, Cedar Bluff Rd north to Sherrill Lane. Sherrill Lane West and continuing to Dutchtown Rd intersection with I-140 (including the area between Sherrill Lane and Park West Blvd and office parks on Sherrill Lane.). Sherrill Lane is also known as Sherwood Lane and runs parallel to I-140. Include Cross Park Drive and Executive Park Drive at Cedar Bluff Rd. EAST: 4900 block of Kingston Pike at the intersection of Forest Hills Ave. Include only Kingston Pike (and one block North and South) from the 4900 block west to the intersection of Northshore Drive. The Delineated area expands at this point. SOUTH: One block south of Kingston Pike from the 4900 block of Kingston Pike west to Pellissippi Parkway. Including the area bounded by Montvue Rd south to Gleason Rd., west on Gleason Rd to Downtown West Blvd., then north on Downtown West Blvd to Kingston Pike. Include Downtown West Shopping Center. Include the intersection of Pellissippi Parkway and Northshore Drive as follows: Keller Bend Road on the west, Northshore Drive on the North and I-140 (Pellissippi Parkway) on the south. Properties must be located outside of the 100 year flood plain. REQUIRED: All services, supplies, utilities, partitioning, and required tenant alterations are to be provided as part of the rental consideration. TERM: Space is required June 15, 2004. THIS IS A FIRM DELIVERY DATE. Lease term will be ten (10) years, with five years firm. Owners/Agents: Agents must provide documentation showing their authority to represent owner.
