Description
Requirement: United States Government is seeking to lease office and related space consisting of approximately 43,516 square feet of rentable space together with 23 off-street reserved parking spaces for a lease term of 10 years, 5 years firm. The space must be contiguous on no more then two full floors. Rentable space must yield 36,808 to 37,840 occupiable square feet, available for use by The U.S. Federal Public Dender, Las Vegas, Nevada for personnel, furnishings, and equipment. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings, and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Regularly scheduled public transportation and/or employee parking within two blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive moderately priced fast food and/or eat-in restaurants within three blocks, and other amenities such as retail shops, cleaners, banks, etc. should be available within five blocks. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must fully meet the requirements of the Uniform Federal Accessibility Standard for handicapped access, must be altered or constructed to meet the Government's requirement, and must be fully serviced. Existing building and space offered must conform to the Standards of Seismic Safety for Existing Federally Owned or Leased Building and Commentary, issued by the Interagency Committee on Seismic Safety in Construction as ICSSC RP 6 (http://fire.nist.gov/bfrlpubs/build01/PDF/b01056.pdf) and the National Institute of Standards and Technology as NISTIR 6762. Seismic standards mean the Life Safety Performance Level of RP 6, or the 2003 International Building Code for new construction. The building and space must also confirm to the 2003 International Building Code, 2000 NFPA 101 Life Safety Code, and 2003 International Fire Code. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Location: Offered properties must be located within a two city blocks of the Federal Courthouse Building, 333 Las Vegas Blvd., South, Las Vegas, NV within the following delineated area: North: Carson Avenue; South: Grace Avenue; East: 7th Street; West: 3rdh Street Expressions of interest should include the following: 1) Building name and address 2) Rentable square feet and rentable rate per square foot 3) Method of Measurement used to determine rentable square feet 4) Common Area Factor(s) for available space by floor, if applicable 5) Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only.
