Description
THE REQUIREMENTS OF THE AGENCY HAVE BEEN MODIFIED AS FOLLOWS: The Government is interested in leasing approximately 11,120 rentable sq.ft. yielding 9,670 ANSI/BOMA Office Area sq.ft. of fully serviced and finished office (to be provided as part of the rental consideration) and related space in DURHAM, NC. This space is required no later than DECEMBER 12, 2004. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries beginning at the point of Durham-Chapel Hill Blvd. and Garrett Rd: NORTH: Durham-Chapel Hill Blvd and Cornwallis Rd; EAST: Pineview to Cornwallis Rd. and Hope Valley Rd.; SOUTH: the intersection of Hope Valley Rd, and Garrett Rd.; WEST: Garrett Road and Durham-Chapel Hill Blvd. Unique Requirements Overview: Offers must be for contiguous first floor space in a quality building of sound, substantial Class ?A? type construction and location shall embody a corporate professional office park image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions for non-obstructive space shall have a length to width ratio for efficient space layout. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Mass transit location to be within walking distance. Parking spaces to be identified to accommodate one per 150 rsf for employee and customer parking. Any new lease construction must maintain a minimum 50? standoff distance from the constructed facility curtain wall to the curb unless waived by the Contracting Officer.
