Description
THE REQUIREMENTS OF THE AGENCY HAVE BEEN MODIFIED AS FOLLOWS: The Government is interested in leasing approximately 7,921 rentable sq.ft. yielding 6,888 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in SMITHFIELD, NC. This space is required no later than DECEMBER 1, 2004. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: Within the City Limits of Smithfield, North Carolina. Unique Requirements Overview: Offers must be for a contiguous floor plan space in a quality building of sound, substantial Class ?A? construction and location shall embody a corporate professional office park image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions for non-obstructed interior space shall have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any wall and from each other and be no more than 2 feet square. Parking spaces identified to accommodate a ratio of 1 parking space per 225 rentable square foot. Any new lease construction must maintain a minimum 50? standoff distance from the constructed facility curtain wall to the curb unless waived by the Contracting Officer.
