Description

US GENERAL SERVICES ADMINISTRATION (GSA) is seeking to lease approximately 7,387 ANSI/BOMA Office Area sq. ft. of Class A office and related space in West Palm Beach, FL., The space is to occupied by the Navy Light Industrial (NLI). The space to be occupied requires approximately 8,495 rentable square feet (RSF), and must yield approximately 7,387 ANSI/BOMA usable square feet (USF) of office and related space for use by Tenant for personnel, furnishings and equipment. Unique Requirements: The Government requires a fully serviced lease. The site must be able to accommodate an acoustic tank (15 feet in diameter and about 20 feet tall); a stallite dish, and outside CONEX box storage (Filled with filtered but unchlorinated water). There must be adequate employee parking on site in accordance with local ordinances. The Offeror must provide three week prior notice to NLI before walls are framed and installation of sheet rock. Space offered should be contiguous and located on the same floor. An intrusion detection system (IDS) is required and will be installed by the successful offeror. Its exact design will depend upon the circumstances of each site. Access is required (7:00 AM to 6:00 PM). Space shall not be located in high crime areas or in any area that will necessitate more extensive and stringent building security. All services, supplies, utilities and tenant improvements must be provided in consideration of rental to be paid. By occupancy, the leased space and building shall meet the requirements of ADA, the National Fire Act and local fire codes. The Government and/or its contractor to ascertain compliance with NEPA and other applicable regulations shall inspect the site. Site must be located outside the 100-year flood plain. New construction will be considered. Space offered must be in the same building. Space offered must have the potential for efficient layout. Required column spacing: 20 foot on center,Minimum ceiling height 8 1/2 ft. Location: Area bounded by NORTH: Palm Beach Lake; SOUTH: O?Keechobee; EAST: Water (Ocean); West: Austrailian. First consideration will be given to the CBD. However, locations outside the CBD, but within West Palm Beach, FL., will be considered. Lease Term: The lease term shall be for 15 years, 10 year firm term of the lease, termination and renewal options will be stated in the Solicitations for Offers which will be issued to those offerers whose buildings are determined to be acceptable to the Government after the market survey. Occupancy: Occupancy date will be on or before March 22, 2005. Expressions of interest should include the following: Building name and address with a contact person and phone number. Rentable square feet offered and rentable square foot rental rate. Method of measurement used to determine rentable square feet. Common Area Factor(s) for available space by floor, if applicable. RSF rate for "as is" space and any standard TI's offered.
