Description
AMOUNT: The General Services Administration (GSA) desires to lease approximately 5,760 rentable square feet of contiguous (on one floor) office and related space together with two (21) reserved parking spaces, 3 visitor parking spaces and 1 handicapped parking space for a disabled employee. This parking requirement must be paved and striped. It must be lighted and within 1 block or adjacent to the office building. Additionally there needs to be a minimum of 10 public parking spaces within 1 block. Rentable office space must yield a minimum of 5,009 useable square feet as measured per American National Standard ANSI/BOMA Z65.1-1996. TENANT: United States Department of Agriculture, Animal Plant Health Inspection Service, Veterinary Services. LOCATION: The area of consideration is in Sacramento, California within the following area: one-half mile of U.S. Highway 50 from Watt Avenue to Sunrise Boulevard. REQUIRED: Space must be in an environment suitable for an office operation. Specific and discrete areas constructed as office space and used to meet needs outside the agency?s workstation requirements, such as public-oriented or centralized reception, hearing or meeting facilities, service, inspection distribution, storage or processing activities. Buildings that are located in a base flood plain will not be considered. The space must be capable of being altered to meet the Government's requirements and handicap accessibility, and must be located on any floor at or above street level with a minimum of one (1) accessible elevator serving the proposed floor. Columns within the space must be at least twenty (20) feet from any interior wall and from each other, and be no more than two (2) feet square. There should be, as determined by the GSA Contracting Officer, adequate public parking, public transportation, eating facilities, and other services such as retail shops, banks, cleaners, etc., all within a 1,000 foot walking distance from the building main entrance. Build-to-suit offers will be considered. TERM: Occupancy is required within one hundred eighty (180) days of receipt of a GSA approved layout for existing buildings, or within two (2) years of lease award for a build-to-suit building. The lease will be for five (5) years with four (4) years firm, and include termination rights by the Government on or after the end of the five (5) year firm term upon ninety (90) days written notice to the Lessor.
