Description

Requirements: The General Services Administration (GSA) is seeking to lease Class A office and related space consisting of 135,000 BOMA rentable square feet to yield a range of 110,000 to 125,000 ANSI/BOMA usable square feet (usf). On site parking must be in accordance with zoning. Non first floor plates shall be between 22,000 RSF and 34,000 RSF. First floor will not be considered having to meet this requirement, due to lobby variations. The building's main lobby shall be of sufficient size to allow for the magnetometers, x-ray machines, entry control turnstiles, guards station and circulation space required to screen the incoming personnel. Location: Herndon, VA - Fairfax County Building must be located in within the following delineated area: Starting at the Dulles Access Road and Route 28 interchange go east on Dulles Access Road, North on Elden Street, South on Herndon Parkway to Spring Street, East to Fairfax County Parkway, South to Sunrise Valley Drive, West to Centreville Road, South to Frying Pan Road, West to Sully Road, North to Dulles Access Road and Route 28 interchange. Lease Term: Ten (10) years firm. Occupancy: Space must be available for build out no later than June 1, 2004. Expressions of interest should include the following and be submitted no later than COB October 16, 2003: 1. Building name and address 2. Available rentable square footage, floor location, and estimated rental rate per rentable square foot. 3. Floor plan 4. Owner?s name and address and written statement from owner that offeror has legal authority to provide information on the property.
