Description
Contracting Office Address: General Services Administration, Real Estate Services (9PDE), 600 Las Vegas Blvd, S, Suite 600 Las Vegas, NV 89101 Description United States Government Seeks Sources for Leased Office and Related Space. The United States Government is seeking to lease office and related space consisting of approximately 24,853 square feet of rentable space. Rentable space must yield 22,594 usable square feet, available for use by the Social Security Administration in Mesa, Arizona for personnel, furnishings, and equipment. Regularly scheduled public transportation and/or employee parking within 3 blocks sufficient to cover commuting and visitor needs should be available. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings, and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks must be well maintained. Offers are required to meet the Interagency Security Committee (ISC) criteria of a 50-foot setback from streets and parking areas. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must fully meet the requirements of the Uniform Federal Accessibility Standard for handicapped access, must be altered or constructed to meet the Government?s requirement, must be fully serviced, and must conform to the seismic standards for new construction of the current edition of the American Society of Civil Engineers (ASCE 7-98) ?Minimum Design Loads for Buildings and Other Structures?. For Existing Buildings, the building and space being offered must conform to the seismic standards as set forth in the ?Standards of Seismic Safety for Existing Federally Owned or Leased Buildings and Commentary?, ICSSC RP 6. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. SPACE IS TO BE LOCATED WITHIN THE CITY LIMITS OF MESA, AZ WITHIN THE FOLLOWING DELINEATED AREA (NOT INCLUDING GILBERT, AZ): North: Main Street East: Mesa Drive South: Guadalupe Road West: Price Road (101 Freeway) LEASE TERM: 15 years, 15 years firm. OCCUPANCY: Space must be ready for occupancy by February 1, 2005. EXPRESSION OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and Address 2) Rentable square feet and rentable rate per square foot 3) Method of Measurement used to determine rentable square feet 4) Common Area Factor(s) for available space by floor 5) Offers must be submitted by owner (s) or by authorized representatives of the owner (s) only.
