Description
Summary Requirement: The General Services Administration (GSA) is interested in leasing approximately 11,970 rentable square feet of space which must be located on the ground floor together with a minimum of forty (40) parking spaces. The rentable space shall yield a minimum of 9,500 ANSI/BOMA Office Area (previously Usable)square feet to a maximum of 9,975 ANSI/BOMA Office Area square feet, available for use by tenant for personnel, furnishings, and equipment. The usable square footage is divided into two components 7,400 ANSI/BOMA Office Area of interior day care center space and 2,575 square feet of outdoor secure play yard area. Building Requirement: The General Services Administration will use the Tenant Improvement Solicitation for Offers (SFO) to satisfy this requirement in a office building that is able to meet all of the requirements that are set forth in the SFO and the following accessibility and seismic requirement: ?National Institute of Standards and Technology (NIST) NISTIR 5382, Interagency Committee on Seismic Safety in Construction (ICSSC) RP 4, Standards of Seismic Safety for Existing Federally Owned or Leased Buildings, as modified below, and the accessibility requirements for new construction of the Americans With Disabilities Act Accessibility Guidelines (ADAAG) (Code of Federal Regulations 36 CFR Part 1191, App. A) and the Uniform Federal Accessibility Standards (UFAS) (Federal Register vol. 49, No. 153, August 7, 1984, reissued as FED. STD. 795, dated April 1, 1988, and amended by Federal Property Management Regulations CFR 41, Subpart 101-19.6, Appendix A, 54 FR 12628, March 28, 1989). Where standards conflict, the more stringent shall apply. Location / Delineated Area: Starting at the corner of Horseblock Road and Waverly Avenue continue east along Horseblock Road to Route 112; continue south along Route 112 to Montauk Highway (Main Street); continue West along Montauk Highway (Main Street), to Waverly Avenue, continue north along Waverly Avenue to the beginning point. Lease Term:The term is for fifteen (15) years, with the Government having (90) day termination rights after the fifth (5th) year. Expressions of interest should include the following: 1.Building name and address. 2. Rentable square feet and rate per rentable square foot. 3.Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership.
