- Description
- The United States Government is seeking to lease office and related space consisting of approximately 11,912 square feet of rentable space. Rentable space must yield 10,358 usable square feet, available for use by the Social Security Administration in West Sacramento, CA, for personnel, furnishings, and equipment. Regularly scheduled public transportation and/or employee parking within 3 blocks sufficient to cover commuting and visitor needs should be available. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings, and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks must be well maintained. Offers are required to meet the Interagency Security Committee (ISC) criteria of a 50-foot setback from streets and parking areas. The space shall be located not more than the equivalent of two city blocks from a primary or secondary street. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must fully meet the requirements of the Uniform Federal Accessibility Standard for handicapped access, must be altered or constructed to meet the Governments requirement, must be fully serviced, and must conform to the seismic standards for new construction of the current edition of the American Society of Civil Engineers (ASCE 7-98) Minimum Design Loads for Buildings and Other Structures. For Existing Buildings, the building and space being offered must conform to the seismic standards as set forth in the Standards of Seismic Safety for Existing Federally Owned or Leased Buildings and Commentary, ICSSC RP 6. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Efficient use of space: configuration (space should be no more than twice as long as it is wide) size, number and placement of columns (columns must be at least 20' from any interior wall and from each other, and be no more than 2' square). SPACE IS TO BE LOCATED WITHIN THE CITY LIMITS OF WEST SACRAMENTO, CA WITHIN THE FOLLOWING DELINEATED AREA: The area runs the length of Reed Avenue (turns into Sacramento Avenue) from Jefferson Blvd to Riverside parkway and includes Stillwater Road loop and Riverpoint Circle loop and Triangle Court. LEASE TERM: 10 years, 8 years firm. OCCUPANCY: Space must be ready for occupancy by April 1, 2005. EXPRESSION OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and Address 2) Rentable square feet and rentable rate per square foot 3) Method of Measurement used to determine rentable square feet 4) Common Area Factor(s) for available space by floor 5) Offers must be submitted by owner (s) or by authorized representatives of the owner (s) only.
