Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 23,000 rentable square feet office and related space in Orlando, Florida. The rentable space must yield 20,000 usable square feet. In addition, 60 secured parking spaces, as well as parking for employees and visitors, must be provided. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: Offered properties must be located in Orlando, Florida within the following delineated areas: NORTH: Curry Ford Road (SR552); SOUTH: Bee Line Expressway (SR 528); EAST: Central Florida Greenway (SF 417); WEST: Orange Avenue (SR 527). REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy no later than December 1, 2004. The following list contains, but is not limited to, space performance specifications for this lease procurement: 1) Space must not be located on either the first floor or top floor of a building. 2) Space must be capable to maintaining a high level of security. Access will be controlled and imposed on all visitors and personnel. 3) A portion of the floor must have a capacity of 150 lbs live load. 4) If new construction in being offered, space shall be provided in a building that offers a set back from roadways, public parking and other property boundaries of at least 50 feet. 5) Site must not be in close proximity to religious institutions, schools (public or private) or daycare centers LEASE TERM: Term is 15 years, 10 years firm, with the Government having cancellation privileges, after 10 years.
