- GENERAL SERVICES ADMINISTRATION SEEKS SOURCES FOR COMMERCIAL OFFICE SPACE IN THE LAFAYETTE, LA AREA (RE-ADVERTISEMENT) The General Services Administration seeks sources for leasing existing or build-to-suit commercial office space. Expressions of interest should include offers consistent with any one of the following two options: Option 1: Approximately 11,700 to 12,500 ANSI/BOMA rentable square feet of office and related space which will provide a minimum of 10,625 and maximum of 11,690 of contiguous BOMA usable square feet. A minimum of 65 on-site parking spaces should be included. Option 2: Approximately 9,250 to 9,750 ANSI/BOMA rentable square feet of office and related space will provide a minimum of 8,425 and maximum of 9,260 of contiguous BOMA usable square feet. A minimum of 35 on-site parking spaces should be included. Both options must be at least one (1) mile apart from each other. The lease term is for both options will be 10 years firm. Occupancy is required by approximately April 1, 2004. Space should be located in a prime commercial area with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Buildings offered must be of sound and substantial construction of the type recognized as modern Class-A office type building having fully adequate means of ingress and egress, must be altered or constructed to meet the government requirements, and must be fully serviced. Streets and public sidewalks should be well maintained. Regularly scheduled public transportation and/or sufficient parking should be available within 500 feet to cover employee commuting and visitor needs. The locations must have at least 50 feet of setback from the nearest road/street if a build-to-suit, and 20 feet of setback if an existing structure. Sites submitted must be within following delineated area: I-10 on the north to the intersection of Ambassador Caffery Parkway to the west; south on Ambassador Parkway to Johnston Street; south on Johnston Street to Guidry Road, southeast on Guidry Road to Cobb Road; southwest and then southeast on Cobb Road, extending to the Vermillion River, continuing in a straight line across the Vermillion River to Kaliste-Saloom Road; north on Kaliste-Saloom Road to Pinhook Road; north on Pinhook Road to S.W. Evangeline Thruway; North on Evangeline Thruway to I-10. The Government will only consider expressions of interest made by offerors with documentation of ownership or control of the offered sites. If an agent or representative makes an expression of interest, documentation of specific authority signed by the owner must be provided to qualify for consideration.
