Description
U.S. GOVERNMENT IS INTERESTED IN A BUILD-TO-SUIT FACILITY AUSTIN, TEXAS (SFO #2TX0035) REQUIREMENT: General Services Administration (GSA) is interested in leasing office space consisting of approximately 22,844 net rentable square feet, which will produce 19,864 BOMA usable square feet of office space. This facility will be a build-to-suit to accommodate the Social Security Administration. LEASE TERM: 15 years (10 years firm). UNIQUE REQUIREMENTS: The GSA has an Assignable Option to Purchase a site of approximately 3.61 acres for this facility. The site shall accommodate the building, visitor and employee parking, building set backs, required security set backs and any required green spaces per the city of Austin. Note: New construction requires up to a 50-foot setback from any vehicular traffic including visitor or non-secured parking. The Government will be leasing the facility; therefore proposing offerors should note this is a “no cost assignable option” from the Government and the land is to be purchased by the successful Offeror. Ultimately, the Government requires a single story facility and the office space must be contiguous and on one level without being split by a public corridor. First floor space is required. Space must have the potential for efficient layout; columns must be at least 28 ft. apart center to center and 28 feet from any interior wall and be no more than one foot square; space should not be “U” or “L” shaped or exceed a length to width ratio of 3:2. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Upon completion, the building should be considered as a Class A facility within a professional office setting. The Government requires a total of 130 on-site parking spaces, three (3) of the spaces shall be assigned for official use. Normal hours of operation for the agency are 6:30 a.m. to 5:30 p.m. LOCATION: The site is located at 1029 Camino La Costa (Lots 3 and 4 Block A La Costa PHS 3-A3 resub of Lot 1) Austin, Travis County, Texas containing approximately 3.61 acres (157,251.6 square feet). EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Name, address and telephone number of individual to be contacted. 2) Any information regarding topography or other influences unique to the site that may affect the layout of the proposed building AUTHORIZED CONTACTS: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
