Description
SCOPE OF WORK Provide all of the labor, materials, and equipment required to install four handicap accessible automatic door openers for the existing main entrance doors located on the PL2 level and first floor of the Frank Carlson Federal Building & U.S. Courthouse, 444 SE Quincy, Topeka, KS. A. GENERAL 1) On-site work to be scheduled with GSA (contact: Allen Scherr -Building Manager (785) 295-2500). Work shall be performed Monday through Friday, excluding government holidays, during normal building hours, which are 8:00am to 5:00pm. 2) Daily clean up and removal of construction debris is required. 3) All work shall comply with the latest version of national, state and local codes. 4) All demolition material shall be disposed of appropriately away from the premises. 5) All materials and labor supplied by the contractor shall have a one-year warranty or greater if the manufacturer?s warranty is greater. 6) Contractor is responsible for protection of building hardware, equipment, ceilings, floors, and walls adjacent to the work area. Use drop cloths, protective coverings, and other required methods, to protect these items from damage. 7) The contractor shall take appropriate measures to make construction work ?invisible? to the public and building tenants. The ?invisibility? checklist includes but is not limited to signage (warnings, detours, etc?), physical separation (tents, partitions, etc?), construction noise, odors, dust, etc? 8) Contractor is responsible for on site verification of all working conditions, hazards, work details and measurements of project. 9) All contract employees shall obtain a security clearance and background check in order to perform work on the premises (security clearance processing time is approx 48-72 hours minimum). Security clearance forms, fingerprint cards and instructions may be obtained from the GSA Kansas Office (785-295-2500). 10) The Contractor shall have all work completed within 30 days of award of contract and notice to proceed. 11) See attached specifications for further guidance. B. WORK DETAILS 1.) The contractor shall furnish and install handicap accessible low energy automatic door openers and associated wiring, controls, and accessories for the existing pair of swing doors located at the west public entrance on the first floor. This includes both the exterior (outer) south entrance door as well as the (inner) south vestibule door. 2.) The contractor shall also furnish and install handicap accessible low energy automatic door openers and associated wiring, controls, and accessories for the existing pair of swing doors located on PL2 at the south visitors entrance. This will include the east exterior (outer) door and the east (inner) vestibule door. 3.) The contractor shall furnish and install all wiring, conduit, and electrical connections required for the installation. Any exposed wiring shall be installed in wire molding. 4.) The contractor shall furnish and install an on/off key switch lock cylinder for each automatic entrance door location. The contractor shall furnish GSA two keys for each key switch. 5.) The contractor shall also furnish and install wall push-plate switches to activate the openers on both sides of each door receiving an automatic opener. The push-plates shall be installed next to existing card readers where they are being used and on an adjoining wall where card readers are absent. See GSA rep for exact locations and follow attached specifications for installation details. 6.) The contractor shall integrate the automatic door opener?s operation and activation with the existing card reader and access control system and coordinate door sequences (opening and closing) to follow building security procedures. See attached specifications for further guidance. 7.) The contractor shall also furnish and install new panic bar devices on both sets of doors located at the PL-2 level entrance (same doors to be receiving automatic door openers). The contractor shall remove the existing pneumatic devices, which currently operate these doors. The new panic bars shall match the existing panic bars that are installed on the west entrance doors located on the first floor (where automatic door openers are also being installed). The new panic bars shall have electric lock and unlocking hardware to match existing hardware on the first floor doors. Panic bars shall also lock/unlock and operate by both the existing building keycard system and the computerized security timer system. 8.) The contractor shall coordinate all electronic/electrical work with the in-house building maintenance contractor, FedServe, to ensure that all devices are connected and integrated correctly into the access computer system. Any charge to connect and program the new locks shall be the contractor?s responsibility for payment as a subcontractor for this contract. SECTION 08716 - AUTOMATIC DOOR OPERATORS PART 1 - GENERAL 1.1 SUMMARY A. This Section includes the following: 1. Low-energy, power-open door operators. 1.2 DEFINITIONS A. Activation Device: Device that, when actuated, sends electrical signal to automatic door operator to open door. B. Safety Device: Device that prevents door from opening or closing. 1.3 PERFORMANCE REQUIREMENTS A. Opening and Closing Forces: Not more than 15 lbf (67 N applied) 1 inch (25 mm) from the latch edge of the door. 1.4 SUBMITTALS A.Product Data: Include construction details, material descriptions, dimensions of individual components and profiles, and finishes for automatic door operators and activation and safety devices. B. Shop Drawings: Show fabrication and installation details for automatic door operators. Include locations and elevations of entrances showing activation and safety devices. C. Operation and Maintenance Data: For automatic door operators to include in emergency, operation, and maintenance manuals. D. Warranties: Special warranties specified in this Section. 1.5 QUALITY ASSURANCE A. Installer Qualifications: Manufacturer's authorized representative who is trained and approved for installation of units required for this Project. B.Source Limitations: Obtain automatic door operators through one source from a single manufacturer. C. UL Standard: Comply with UL 325. 1.6 PROJECT CONDITIONS A. Field Measurements: Verify door openings by field measurements before fabrication of exposed covers for automatic door operators and indicate measurements on Shop Drawings. 1.7 COORDINATION A. Electrical System Roughing-in: Coordinate layout and installation of automatic door operators with connections to power supplies and security access control system. 1. Available Manufacturers: Subject to compliance with requirements, manufacturers offering products that may be incorporated into the Work include, but are not limited to, the following: 1. Besam Automated Entrance Systems, Inc. 2. DORMA Architectural Hardware. 3. Dor-O-Matic, Inc.; an Ingersoll-Rand Company. 4. EFCO Corporation. 5. Horton Automatics. 6. KM Systems, Inc. 7. LCN Closers; an Ingersoll-Rand Company. 8. Nabco Entrances Inc. 9. Stanley Access Technologies; Div. of The Stanley Works. 2.2 AUTOMATIC DOOR OPERATORS, GENERAL A. General: Provide operators of size recommended by manufacturer for door size, weight, and movement; for condition of exposure; and for long-term, maintenance-free operation under normal traffic load for type of occupancy indicated. 2.3 LOW-ENERGY, POWER-OPEN DOOR OPERATORS A. Standard: Comply with BHMA A156.19. B. Performance Requirements: 1. Not more than 15 lbf (67 N applied) 1 inch (25 mm) from latch edge of door to prevent stopped door from opening or closing. 2. If power fails, not more than 30 lbf (133 N applied) 1 inch (25 mm) from latch edge of door to manually set door in motion. C. Operation: Power opening and spring closing. When not in automatic mode, door operator shall function as manual door closer, with or without electrical power. 1. Control speed of cycle by motor as dynamic brake. 2. Power-Assisted Opening: Power-assisted opening that reduces force to open self-closing door. Pushing or pulling on door activates automatic door operator. D. Operating System: Electromechanical. E. Features: 1. Adjustable opening and closing speed. 2. Adjustable opening force. 3. Adjustable back check. 4. Adjustable latch speed. 5. Adjustable hold-open time of not less than 0 to 30 seconds. 6. Adjustable time delay. 7. Adjustable acceleration. 8. Obstruction recycle. F. Mounting: Surface. 2.4 ACTIVATION AND SAFETY DEVICES A. Wall Push-Plate Switch: Manufacturer's standard semiflush, wall-mounted, door control switch; consisting of round or square, flat push plate; of material indicated; and actuator mounted in recessed junction box. Provide engraved message as indicated. 1. Material: Stainless steel. 2. Message: International symbol of accessibility and "Push to Open." 2.5 ACCESSORIES A. Low-Energy Automatic Door Operator Signage: Comply with BHMA A156.19. 2.6 FINISHES, GENERAL A. Protect mechanical finishes on exposed surfaces from damage by applying a strippable, temporary protective covering before shipping. 2.7 ALUMINUM FINISHES A. Class I, Color Anodic Finish: AA-M12C22A42/A44 (Mechanical Finish: nonspecular as fabricated; Chemical Finish: etched, medium matte; Anodic Coating: Architectural Class I, integrally colored or electrolytic ally deposited color coating 0.018 mm or thicker) complying with AAMA 611. 1. Color: Dark bronze PART 3 - EXECUTION 3.1 EXAMINATION A. Examine conditions, with Installer present, for compliance with requirements for installation tolerances, door and frame supports, and other conditions affecting performance of automatic door operators. B. Examine roughing-in for electrical systems to verify actual locations of power connections before automatic door operator installation. C. Proceed with installation only after unsatisfactory conditions have been corrected. 3.2 INSTALLATION A. General: Install complete automatic door operator system, including activation and safety devices, control wiring, and remote power units. 3.3 FIELD QUALITY CONTROL A. Testing and Inspecting: After installation has been completed, testing and inspecting of each automatic door operator shall be performed to verify compliance with applicable BHMA standards. 3.4 ADJUSTING A. Adjust automatic door operators and activation and safety devices to operate smoothly, easily, and properly, and for safe operation and weather tight closure. B. Lubricate operators, hardware, and other moving parts. C. After completing installation of exposed, factory-finished automatic door operators, inspect exposed finishes and repair damaged finishes.
