Description
This procurement is a design/build project for the repair of the water infiltration problem affecting the exterior curtain wall of the C. E. Chavez Memorial Building, Denver, Colorado. This competitive procurement is unrestricted, open to both large and small business concerns that are specialists in external curtain wall design, construction, and/or repair. The NAICS code is 235990 (Other Special Trade Contractors). The anticipated magnitude of construction is between $250,000 and $500,000 (contingent upon the engineering report). Bonding will be required for this project. A site visit will be held to allow interested contractors to inspect the building. The date of the site visit will be specified in the solicitation. The government anticipates issuing the RFP by 2 January 2004. The anticipated proposal due date is 2 February 2004 and the anticipated project completion date is August 2004. The C. E. Chavez building is a 21 year-old structure with an elevation of 237 feet. It has 9 floors plus two parapet elevations. The building?s footprint is rectangular in shape with approximately 21,850 square feet. The exterior curtain wall is a double layered system consisting of batt insulated dark green metal panels, one inch thick tinted glass, ? inch spandrel glass, red and green painted mullions, and weather proofing sealant. The original metal panel system started to delaminate soon after it was built. Another metal system has been installed over the existing system forming a double layer panel system. The curtain wall has continuously leaked throughout the years. In response to the leakage, the government has had the joints re-caulked, resulting iin sealing weep points thus inhibiting proper drainage. We are seeking a contractor to repair the existing curtain wall damage, repair the damaged membrane around the parapet wall and correct the problem to prevent further damage. This project will be advertised as a Request for Proposal. Competitive proposals will be evaluated based on the evaluation criteria set forth in the solicitation. The company whose proposal provides the overall best value to the government will be awarded a firm-fixed priced contract.
