Description
U.S. Government Seeks Expressions of Interest for Leased Office Space The United States Government presently occupies office and related space at 8671 S. Wolff Ct. Westminster, Colorado under a lease that expires in August 2004. The U.S. General Services Administration seeks potential sources for office and related space consisting of approximately 11,480 usable square feet and must yield approximately 13,160 rentable square feet. Additional requirements may include office space to be contiguous, on-site storage, secured access and after hours access. Space must meet the Federal Governments standards for fire safety, be capable of being fully accessible to the physically challenged, and located outside a 100-year floodplain. Expressions of interest should include the following: Proposed Occupancy Date Current lease expires in August 2004. Proposals with an occupancy date after August 1, 2004 will be considered; Location The space shall be located within the following boundaries: East ? Lowell Blvd.; South ? 84th Avenue; West ? McCaslin/ Indiana; North ? 136th Avenue/ Carbon Rd.; Lease Term Five (10) years firm, five (5) year firm; Available Space Rentable square feet and method of measurement. Include common area factor. Space must be located on contiguous floors; Rental Rate Include full service rate for entire term of lease; Operating Costs Propose an operating base to be included in the rental rate above; Tenant Improvements Please indicate any TI allowance included in the proposed rates; Incentives Please include any incentives that may affect the analysis of your proposal; The Government intends to use this information to determine the feasibility of relocating this office. Alternative space will only be considered if it is economically advantageous. This economic determination will include location, physical features of the building and surrounding areas, relocation costs, and tenant improvements. No award of a contract will be made based solely upon proposals received in response to this notice.
