Description
REQUIREMENTS: The U.S. Government is seeking to lease approximately 12,000 usable square feet of office space and 24 on-site parking spaces for Government/employee vehicles in Honolulu, Hawaii. Space must be located in an accessible location with close proximity to major roads and highways. Public transportation and additional parking for employees and visitors must be located within 4 blocks of the building. The location must be in a fully serviced class A office building and the office space must NOT be located on the bottom 3 floors of the building. Access must be provided on a 24 hour basis to both the offices and the parking. LOCATION: The U.S. Government will be evaluating offers with a preference for the following delineated areas within Honolulu, Hawaii: NORTH: Vineyard Street, SOUTH: Nimitz Highway, EAST: Richards Street, WEST: River Street, offers in other parts of Honolulu will ONLY be considered if no suitable location is found within this delineated area AND all other criteria of this solicitation are met. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy within 90 days of lease award. SPECIAL REQUIREMENTS: All space must be located on a single floor and be contiguous. Emergency power must be provided to the computer rooms and at least two of the offices to provide for full operation during severe weather events. 2 computer rooms with 24 hour air conditioning. Access to the roof for installation of 4 antennas, including a 25 inch conduit for five leads from the roof and a ground system separate from the building's electrical ground. LEASE TERM: Term is for 8 years with 5 years firm, with the Government retaining the right to cancellation priviledges after 5 years with 90 days advance notice.
