- THIS MODIFICATION IS BEING POSTED TO EXPAND THE DELINEATED AREA AND ALTER THE REQUIRED DELIVERY DATE FOR THIS LEASE ACQUSITION. REQUIREMENT: The U.S. Government is seeking to lease approximately 11,889 rentable square feet yielding between 9,398 and 10,338 usable square feet of contiguous (same floor) office and related space in Port Huron, Michigan. Contiguous (same floor) space is preferred. Space must be located in a Class ?A? building within a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Parking for 55 vehicles is also required with 30 employee spaces separated from the 25 visitor spaces preferred. LOCATION: The U.S. Government will be evaluating offers within the CBD from the following delineated area: NORTH: Carrigan Road; EAST: St. Clair River / Lake Huron; SOUTH: Ravenswood Road; WEST: Michigan Road (Southern Area), State Road (Northern Area). REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on April 1, 2005. The following list contains, but is not limited to, space performance specifications for this lease procurement: 1) Fifty-five (55) parking spaces are required. 2) Not located near residential and schooling facilities. 3) Two (2) separate and mutually exclusive access points onto major thoroughfares. 4) Any proposed new construction shall require a setback of at least 20 feet from the building to the parking lot or any traffic flow.
