Description
U.S. Government Seeks Sources for Leasing Federal Bureau of Investigation Offices & United States Attorneys Office Imperial County, CA. Project No. 1CA0495 Summary Requirement: The General Services Administration desires to lease approximately 12,264 rentable square feet of office and related space yielding a minimum of 10,393 usable square feet for the Federal Bureau of Investigations Offices and the Offices of the U.S. Attorney to house personnel, furnishings, and equipment, together with adequate parking including a minimum of sixteen (16) reserved parking spaces. Building Requirement: The General Services Administration will use the Source Selection Design Excellence Solicitation for Offers to satisfy this requirement within the following delineated area. The facility must be professional and prestigious in appearance, well maintained, of modern design, and of sound and substantial construction. The space may be broken into two separate contiguous spaces of 6,900 usf and 3,493 usf; second floor or higher. First floor space will be considered if second floor or higher space is unavailable. A minimum setback of 100 feet will be required on any new build to suit buildings. The requested space must be fully serviced, and in a building capable of being altered to meet the Government?s needs and security requirements as well as requirements under the Americans with Disabilities Act (ADA). The building must conform to the seismic requirements for new construction of the current (1999) edition of the Uniform Building Code (UBC), or the 1976 Edition for existing buildings. The building offered must not contain sprayed on fire-proofing or acoustical treatment containing asbestos. Location / Delineated Area: The building offered must be located in Imperial County, CA. and within the following boundaries: North: Worthington/Barioni Road East: Dogwood Road South: Interstate 8 West: Austin Road Lease term: The term is for ten (10) years, five (5) years firm. Occupancy Date: Occupancy is planned for October 1, 2004. Expressions of interest should include the following: 1. Building name and address or Lot # and Parcel Map. 2. Rentable square feet and rate per rentable square foot. 3. Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership.
