UNITED STATES GOVERNMENT<BR> General Services Administration<BR> <BR> OFFICE AND RELATED SPACE REQUIRED<BR> Denver, Colorado<BR> <BR> <BR> The Federal Government has a requirement to lease office space consisting of approximately 25,800 BOMA rentable square feet.&nbsp&nbsp&nbsp&nbspThe space must be contiguous on one floor, preferably ground floor space.&nbsp&nbsp&nbsp&nbspHowever, above ground floor space would be considered if building is equipped with two functioning elevators.&nbsp&nbsp&nbsp&nbspRentable space must yield 22,415 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment.&nbsp&nbsp&nbsp&nbspAdditionally, 32 employee parking spaces are required to be within a 2-3 block walking area.&nbsp&nbsp&nbsp&nbspParking for clients must be within a two-block walking area.&nbsp&nbsp&nbsp&nbspExisting buildings will be considered.&nbsp&nbsp&nbsp&nbspSpace must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply.&nbsp&nbsp&nbsp&nbspThe initial tenant will be the Social Security Administration.<BR> <BR> Such space shall be ready for occupancy approximately December 1, 2004.&nbsp&nbsp&nbsp&nbspThe government is seeking a lease term of 10 years with 5 years firm.<BR> <BR> Space offered must be located within the following delineated area in Denver, CO: North boundary: 21st Street; South boundary: 12th Street; West boundary: Wazee; East Boundary: Broadway.<BR> <BR> Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.&nbsp&nbsp&nbsp&nbspA written statement of interest should be submitted by February 23, 2004 to: Christy Sebring, c/o General Services Administration, Colorado Service Center (8PC), P.
