- Description
- The U. S. GOVERNMENT SEEKS TO LEASE SPACE IN CLOSE PROXIMITY to HARTSFIELD-JACKSON AIRPORT: specifically an area bounded on the NORTH by I-85, NORTHEAST by Central Ave. and Gilbert Way, EAST by Gilbert Rd. and Old Dixie Hwy, SOUTH by I-285, Sullivan Rd. and Forest Pkwy, and WEST by I-85 and I-285. SPACE REQUIREMENT: Required is 4,595 BOMA NET USABLE SQUARE FEET (NUSF). Space offered to achieve this NUSF may be slightly higher, depending upon the Offeror’s Common Area Factor. This 4,595 NUSF shall be comprised of 2,195 NUSF of OFFICE, and 2,400 NUSF of WAREHOUSE SPACE. The space will house U. S. Fish and Wildlife Service. The WAREHOUSE SPACE must be located behind the OFFICE SPACE. To be located in this WAREHOUSE Space will be “INSIDE PARKING” for TWO (2) VEHICLES, THREE (3) 18 – 20 foot BOATS on trailers, and other equipment. GROUND LEVEL ACCESS: Access at GROUND LEVEL shall be through a TEN (10) Foot X TEN (10) Foot Door to this WAREHOUSE space. CEILING HEIGHT in this 2,400 NUSF WAREHOUSE SPACE shall be TEN (10) FEET CLEAR. CEILING HEIGHT elsewhere in the space to be leased shall be EIGHT (8) – TEN (10) FEET CLEAR. This WAREHOUSE SPACE must contain no pillars or columns. TERM: The TERM is to be TEN (10) YEARS, FIVE (5) YEARS FIRM, with the Government’s ability to terminate the Lease upon SIXTY (60) day’s notice, after the FIRM TERM has been satisfied – no further rent would then accrue. PARKING: SEVEN (7) DESIGNATED PARKING SPACES are required. AVAILABILITY of, and PROXIMITY to PUBLIC TRANSPORTATION is desired. TENANT IMPROVEMENTS: Tenant Improvements of approximately $162,000.00 are to be included in the rent.
