- REQUIREMENT: General Services Administration is interested in leasing office space consisting of approximately 10,307 – 11,854 square feet of rentable space. Rentable space must yield 9,370 to 10,776 BOMA usable square feet of office space available for personnel, furnishings, and equipment. The space will be occupied by Social Security Administration. LEASE TERM: 15 years, 10 years firm UNIQUE REQUIREMENTS: The GSA has an Assignable Option to Purchase a site of approximately 1.993 acres for this facility. The site shall accommodate the building, visitor and employee parking, building set backs, required security set backs and any required green spaces per the city of Wichita Falls. Note: New construction requires up to a 50-foot setback from any vehicular traffic including visitor or non-secured parking. All utilities are available to the site. The Government will be leasing the facility; therefore, proposing offerors should note this is a “no cost assignable option” from the Government and the land is to be purchased by the successful Offeror. Ultimately, the office space must be contiguous and on one level without being split by a public corridor. First floor space is required. Space must have the potential for efficient layout; columns must be at least 20 ft. apart center to center; space should not be “U” or “L” shaped or exceed a length to width ratio of 2:1. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Upon completion, the building should be considered as a professional office setting. The Government requires a total of fifty six (56) on-site parking spaces – thirty one (31) spaces shall be designated for employees and twenty five (25) spaces for the visiting public, plus two (2) additional spaces to be assigned for official use. Normal hours of operation for the agency are 6:30 a.m. to 5:30 p.m. Expressions of interest should include the following: 1) Name, address, and telephone number of individual to be contacted. 2) Any information regarding topography or other influences unique to the site that may affect the layout of the proposed building. AUTHORIZED CONTACTS: In no event shall the offeror enter into negotiations concerning the space to be leased with representatives of Federal Agencies other than the officers and employees of General Services Administration.
