- U.S. GOVERNMENT WANTS TO LEASE SPACE IN BEAUMONT, TEXAS SFO 2TX0398 REQUIREMENT: General Services Administration is interested in leasing approximately 1,806 rentable square feet which will yield approximately 1,570 usable square feet. Space will consist of approximately 400 square feet of office space and 1,200 square feet of warehouse space. The space will be occupied by the U.S. Fish and Wildlife Service. LEASE TERM: Ten (10) Years, Five (5) years firm term. LOCATION: Offered properties must be located within the city limits of Beaumont, Texas limits and must be west of Interstate 10 and south of U.S. Highway 90. Offered properties which front the boundary line streets will be considered to be within the area of consideration. UNIQUE REQUIREMENTS: Office and warehouse space must be co-located in one building. The Government requires a fully serviced lease. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Office space to consist of two offices and separate male and female restroom and shower facilities. Warehouse space must be a minimum of 20 feet X 25 feet on ground level with drive-in/drive-out capability. Space must be undivided with a minimum of 14 foot ceiling height and direct access to and from office area. Warehouse space shall be equipped with a minimum of 1 roll-up garage-type door with at least a 14 foot overhead clearance and 10 foot side to side clearance. Warehouse space shall meet minimum standard requirements for ventilation and fire suppression for storage of gasoline in the vehicle/boat fuel tanks. Agency requires 24-hour access to space. Three (3) reserved parking spaces as near to the main office entrance as possible are required to accommodate full-size pick-up trucks. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN APRIL 16, 2004 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address. 2) Legal description 3) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
