Description
Non-Residential Property Management Services Solicitation No. RFQ-2004-016 REQUEST FOR QUALIFICATIONS The Presidio Trust, a Federal government corporation, is soliciting letters of interest from qualified property management firms to manage non-residential buildings at the Presidio of San Francisco, San Francisco, CA. Currently, there are 101 tenants occupying more than 950,000 square feet of space. The Presidio is a National Park and a National Historic Landmark. Scope of services may include but is not limited to: (a) Provide day to day tenant management and tenant relations services; (b) Provide financial management, reporting and controls; (c) Coordinate management and maintenance of buildings including janitorial services, preventive maintenance, emergency and deferred maintenance; (d) Collect tenant fees including rent, utilities and work orders; (e) Prepare lease summaries, operating budgets and capital expenditure plans; (f) Prepare monthly management reports to include expense summaries, lease and occupancy status, budget variances and aging reports; (g) Enforce lease compliance and tenant rules and regulations including Trust guidelines and regulations per the Presidio life/safety, environmental and structural standards; (h) Review and coordinate billing for tenant work orders; (i) Maintain tenant records, and (j) prepare quarterly revenue and forecast reports. Contract would be awarded for a three-year base period with two (2) one-year option years (a maximum of five years). Minimum qualifications include: (1) Bay Area experience in operating and managing non-residential properties; (2) Current management of a minimum 2 million square feet of office/retail properties in the Bay Area and 5 million square feet of office/retail properties nationally; (3) Experience in managing various property types including office, retail, and industrial; (4) Qualified project manager leading this project with a minimum 10 years of property management experience; and (5) two years minimum experience with Microsoft Access Database software and MRI Property Management software. The letter of interest must reference RFQ Number 2004-016 and shall include a brief summary (no more than three pages including cover letter) of how the firm meets the five minimum qualifications described above. The Trust will notify selected firms to present an Oral Presentation to the Trust evaluation team. No technical proposal will be required for this RFQ. No price proposal is required at this time. The due date for all letters of interest is May 3, 2004. The Presidio Trust is a wholly owned federal government corporation and is not subject to the Federal Acquisition Regulation (FAR).
