Description
THE UNITED STATES GOVERNMENT Seeks Interested Developers to Build-to-Suit Approximately 43,244 Occupiable Square Feet of Special Use Office Space to House The United States Court House and Federal Offices in Coeur d?Alene, Idaho BASE REQUIREMENT: Offerors and key personnel must reference experience in courthouse, or similar project, development, including day holding cell structures. This project must obtain at least silver rating under the Leadership in Energy Environmental Design (LEEDS) Green Building Rating Program. It is required that the structure must possess a 50 ft setback. On-site parking is required for 95 vehicles. In addition, secured basement parking for 6 vehicles and a sally port. Space is to be occupied by the U. S. Department of Justice. Space must comply with the standards set forth by 29 CFR Part 36, including Appendix A, The Americans with Disabilities Act Accessibility Guidelines (ADAAG), and any local and state codes. LOCATION: Offered properties must be within the city limits of Coeur d?Alene, inclusive of the CBD, have city water and sewer service, and be appropriately zoned for the proposed use. LEASE TERMS: Negotiable. An initial firm term lease of fifteen (15) years is desired. Total lease term shall not exceed twenty (20) years. OCCUPANCY: Occupancy is desired no later than 1 January 2006. INTENT: The intent of this notice is to stimulate interest in the commercial leasing market, and to identify potential sources for leased office and courtroom space within the delineated area noted above. Competitive proposals to provide the required space will be solicited from as many sources as is practicable. The Government will reserve the right to make cost/technical trade-offs that are in their best interest and that will meet the occupancy time requirement. RESPONSE: Your response is required by cob May 7, 2004. Those interested should respond in writing by: (1) indicating their interest in providing space; (2) identify fully and describe the proposed site(s), (3) furnish a site map as well as a certificate of holding for the parcel, which provides the location within the city; and (4) request a copy of the Solicitation for Offer (SFO) for complete requirements and technical factors.
