U.S. GOVERNMENT WANTS TO LEASE SPACE IN WEST PALM BEACH, FLORIDA AMOUNT: Approximately 25,450 square feet of rentable office and related space for use by Tenant for personnel, furnishings, and equipment. Rentable space must yield approximately 22,112 BOMA usable square feet. Building must be Class ?A?. LOCATION: Proposed space must be located within the following area known as the West Palm Beach, Florida Central Business Area: South: Belvedere Road between Flagler Drive and Congress Avenue North: Congress Avenue between Belvedere Road and Okeechobee Boulevard West: Okeechobee Boulevard between Congress Avenue and Palm Beach Lakes Boulevard Northwest: Palm Beach Lakes Boulevard between Okeechobee Boulevard and Australian Avenue North: 25th Street between Australian Avenue and Flagler Drive Ease: Flagler Drive between 25th Street and Belvedere Road REQUIRED: General: All services, supplies, utilities, and required tenant alterations are to be provided as part of the rental consideration. Other: The following are specific requirements to be met by the space and building: 1. Space must be located on second floor or higher 2. Space can be on two contiguous floors with 13,300 rsf and 12,150 rsf per floor, respectively 3. Elevator lobby must accommodate X-ray and magnetometer machines 4. 12-foot slab to slab minimum floor heights 5. 25-foot minimum column spacing in each direction 6. Back up power generator 7. 2 inside, reserved parking spaces included in the rent 8. Public transit within 2 blocks 9. Public parking within 2 blocks 10. If no public parking within 2 blocks then there must be adequate on site parking to accommodate up to 50 visitor and 25 employee vehicles. 11. Indoor air quality, such as mold and radon, must be equal to or below EPA action level. 12. Bellsouth fiber service 13. 24/7 building access 14. Elevators must be able to handle high volume traffic of up to 150 persons 4-5 times a month 15. Installation of rooftop satellite dish 16. Server/telephone closet within leased space with 24/7 cooling. Costs of cooling to be included in rent. 17. Inexpensive/moderately priced fast-food/eat-in restaurants within vicinity TERM: Ten (10) years, with five (5) year firm term.
