Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT The General Services Administration desires to lease approximately 10,431 net usable (11,996 rsf) square feet of contiguous office and related space together with approximately 3 reserved off-street parking spaces for the Social Security Administration in the San Fernando, CA area. Term of the lease will be for 10 years, 8 years firm. The area to include the Central Business Area (CBA) for the City of San Fernando and the following outer boundaries: North: 4th Street East: North/South Brand Boulevard South: Woodworth Street West: South/North Workman Street Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive and moderately priced fast food and/or eat-in restaurant within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Locations cannot be located in 100 year (zone A) or 500 year (zone B) Flood plain; Buildings in these flood plain zones are unacceptable. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet requirements of the Uniform Federal Accessibility Standard for disabled access, must be altered or constructed to meet the Government's requirements, and must be fully serviced. The building must also conform to the seismic requirements per ?Handbook for the Seismic Evaluation of Buildings - A Prestandard? (FEMA 310) and can be obtained by calling the FEMA Distribution Center at (800) 480-2520._ The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Occupancy is desired by October 1, 2004.
