- Description
- The Pension Benefit Guaranty Corporation (PBGC), a U.S. Government agency, currently occupies 11,102 rentable square feet of office space in Miami Springs, Florida, under a soon to expire lease. The PBGC intends to negotiate a SUCCEEDING LEASE unless economic and other factors support relocation. The PBGC requires office space available for use by Tenant for personal furnishings and equipment. The space must be on one floor and must meet all fire and handicap accessibility codes. The space must be available for occupancy by October 1, 2004. The PBGC requires a firm lease term of five (5) years plus one five (5) year option term. The property must be within the following delineated area: Airport/West Dade submarket, bordered by the Waterford Corporate Office Park to the south of the airport, Okeechobee Road to the north, LeJeune Road to the east, and the turnpike to the west. The PBGC will consider relocating to alternative space if it is economically and otherwise advantageous. PLEASE NOTE that the existing landlord will be eligible to compete for the space which PBGC currently occupies. In determining whether it is economically advantageous to relocate, the PBGC will consider all relocation and upfitting costs. In order to consider alternate space, the PBGC requires the following information be submitted: (1) building name and address; (2) full service rental rate per rentable square foot for the firm term and for the option term; (3) estimated operating costs per rentable square foot; (4) one letter size floor plan showing the offered space; (5) tenant build-out allowance, and (6) contact information.
