Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT The General Services Administration desires to lease approximately 49,068 usable (49,632 rsf) square feet of contiguous warehouse/ office space together with one (1) outside parking space for the Department of Homeland Security (DHS). GSA intends to negotiate a 10 year, 5 year lease. Location: Offered properties must be located in the vicinity of the City of San Dimas, California and surrounding area bounded by: North: Foothill Boulevard East: Central Avenue South: 60 Fwy West: 605 Fwy Lease Term: 10 years, 5 years firm Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive and moderately priced fast food and/or eat-in restaurant within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Locations cannot be located in 100 year (zone A) or 500 year (zone B) Flood plain; Buildings in these flood plain zones are unacceptable. Buildings offered must be of sound and substantial construction of the type generally recognized as modern warehouse type buildings having fully adequate means of ingress and egress, must fully meet requirements of the Uniform Federal Accessibility Standard for disabled access, must be altered or constructed to meet the Government's requirements, and must be fully serviced. The building must also conform to the seismic requirements per ?Handbook for the Seismic Evaluation of Buildings - A Prestandard? (FEMA 310) and can be obtained by calling the FEMA Distribution Center at (800) 480-2520._ The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos.
