Description
The United States Government is interested in leasing approximately 68,000 Rentable Square Feet which will yield approximately 62,580 contiguous BOMA (Usable) Square Feet of Office, to be used by the Federal Bureau of Investigation in Santa Clara County, CA. LOCATION: Space must be located within the following delineated area: Within the natural boundaries of the 15th Congressional District : North - Route 237; South - South Blossom Hill Road; East - Guadalupe River; West - Poinciana Drive. LEASE TERM: Initial firm term 15 years. Occupancy on or before May 31, 2005. REQUIRED: First Class Space in a quality building which meets or is capable of meeting the Government's requirements, including seismic safety and handicapped access, is solicited. The building must conform to the seismic requirements for new construction of the Uniform Building Code (UBC), The Americans with Disability Act, and must not lie within a flood plain. The government requires a fully serviced lease including sufficient parking to accommodate the occupancy of the building by an office user. SPECIAL REQUIRMENTS: Buildings must have a 100-foot setback from any building and from any vehicular traffic including visitors or un-secured parking. The entire parking area must be able to be secured. Preference will be for a freestanding building. Expressions of interest should include all of the following: 1) Building name and address; 2) Usable and Rentable square feet and rate per rentable square feet; 3) Method of measurement used to determine rentable square footage; 4) Common Area Factor(s) for available space by floor if applicable 5) Scale drawings of space offered or floor plans/elevations; 5) Name, address and telephone number of individual to be contacted; 6) Proposal submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building's ownership.
