Description
US GOVERNMENT REQUIRES LEASE SPACE BUILD TO SUIT LOCATION: Within a four block radius of the Bruce R. Thompson Federal Courthouse Building, 300 South Virginia Street, Reno, Nevada, in a area bounded by; South: California Street to South Virginia Street to Moran Street; East: Holcomb Avenue; North: Mill Street to southern side of the Truckee River to Arlington Avenue, West: Arlington Avenue. The space shall be in a new building of sound and substantial construction designed to the court specifications. The building must be located in a prime commercial office district with attractive, professional surroundings with a prevalence of modern design. Streets and public sidewalks should be well maintained. Regularly scheduled public transportation, public street parking and or parking lots or garages must be within 3 city blocks of the offered site. Adequate moderately priced eating facilities and other services, such as retail, banks etc., must be located within 4 city blocks of the site. REQUIREMENT: A United States Courthouse for the exclusive use of the US Bankruptcy Court, US Trustees, and US Marshals Service. The Building shall consist of 49,400 rentable square feet of space. The rentable space must yield approximately 34,850 to 36,595 ANSI/BOMA usable square feet of Office Area Space. The space will contain Courtrooms, Judge?s Chambers, Offices, Storage, Conference, Library, and File Room space; including 5 inside secured parking spaces and 25 other parking spaces for Government use only. BUILT TO SUIT The site development shall include a 50? distance setback on all sides of the new building, from all public parking areas, and parking ingress/egress traffic lanes. The building must be designed to meet the Federal Government?s Interagency Security Criteria. The criteria will be identified in the Government?s Solicitation for Offers. The building must also conform and meet the seismic requirements for new construction of the current edition of the International Building Code and meets all ADA requirements. An award of a lease contract will not be made for a property located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative.
