- REQUIREMENT: The U.S. Government is seeking to lease approximately 1,292 rentable square feet yielding 1,124 to 1,177 ANSI/BOMA Office Area Square Feet of contiguous office and related space in Reno, Nevada. Contiguous (same floor) space is preferred. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Parking for 5 vehicles must be available on site with a preference for reserved parking. LOCATION: The U.S. Government will be evaluating offers from the following delineated areas within the city limits of Reno, Nevada (in order of preference): AREA ONE (NORTH): NORTH: North McCarran, SOUTH: I-80, EAST: Sutro Street, WEST: North Virginia Street. AREA TWO (SOUTH): NORTH: East Plumb Lane, SOUTH: South McCarran Boulevard, EAST: South Virginia Street, WEST: Plumas Street. AREA THREE (EAST): NORTH: I-80, EAST and SOUTH: South McCarran Boulevard, WEST: I-395 Freeway. AREA FOUR (WEST): NORTH: West Fourth Street, SOUTH: West Plumb Lane, EAST: Hunter Lake Street, WEST: West Plumb Lane. After an on-site survey by a Government representative, the area of consideration may be revised to include a smaller geographic area, depending on a review of the overall mission of the Government agency to be housed in the space. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on January 31, 2005. An award of a lease contract will not be made for a property located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. Space must comply with accessibility requirements of the Americans with Disabilities Act Accessibility Guidelines (ADAAG) (Code of Federal Regulations 36CFR Part 1191, App. A) and the Uniform Federal Accessibility Standards (UFAS) (Federal Register vol. 49, No. 153, August 7, 1984, reissued as FED. STD. 795, dated April 1, 1988, and amended by Federal Property Management Regulations 41 CFR Subpart 101-19.6, Appendix A, 54 FR 12628, March 28, 1989.) Spaces must meet National Institute of Standards and Technology (NIST) NISTIR 5382, Interagency Committee on Seismic Safety in Construction (ICSSC) RP 4, Standard of Seismic Safety for Existing Federally Owned or Leased Buildings. LEASE TERM: Term is 5 years, 3 years firm, with the Government having cancellation privileges, after 3 years.
