Description
The U.S. General Services Administration (GSA) is interested in leasing approx. 7,475 rentable sq.ft. of space to yield 6,500 ANSI BOMA Office Area square feet of space. Occupancy date will be by May 1, 2005 or preferably as early as January 1, 2005 if possible. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: The Central Business Area of Atlanta and extending NORTHEAST as follows. From within the Central Business Area of Atlanta, one mile either side of a line beginning at the intersection of Interstate 85 North and Interstate 75 North, NORTHEAST on Interstate 85 North to the intersection of GA Highway 400, thence NORTH along GA Highway 400 to Abernathy Road, thence EAST on Abernathy Road to Mt. Vernon Road, thence NORTHEAST on Mt. Vernon Road to Ashford-Dunwoody Road, thence SOUTH on Ashford-Dunwoody Road to Interstate 285, thence EAST on Interstate 285 to Interstate 85, thence SOUTH on Interstate 85 to the point of beginning. Unique Requirements: Space offered must be in the same building and contiguous. Space offered must have potential for efficient layout, e.g. Column spacing of at least 30 feet; No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The building must provide unrestricted access to armed State Patrol officers who are required by Georgia law to carry their side-arms while on duty. The Government requires a fully serviced lease with adequate employee parking for 27employees on site or within 200 feet of the building, additional patron parking on site or within 300 feet of building, and an additional three reserved surfaced parking spaces on site. "Parking for a tractor-trailer (8 feet wide and 70 feet long) must be available within 300 feet of the building, not necessarily, on-site. Parking for this tractor-trailer may not be located on streets that restrict truck traffic.". Easy truck access to I-75, I-85, I-20, I-285 and/or GA 400 from the building is a requirement A 50 ft. setback for new construction is required from the front curtain wall of the building to the parking area.
