Description
U.S. Government is seeking to lease approximately 16,272 rentable square feet of Class A office and related space along with 59 inside parking spaces for the Drug Enforcement Administration (DEA). Space should yield approximately 14,150 ANSI/BOMA usable square feet. The Government reserves the right to determine minimum acceptable floor plate size and column spacing. By occupancy, building must meet GSA Asbestos criteria, GSA Life and Fire Safety Standards, and Americans with Disabilities Act (ADA) requirements. All services, supplies, utilities, and tenant improvements must be provided in consideration of rental to be paid. Section 2 of EO 13006 requires that in filling their space needs, federal agencies give first consideration to locations in a specifically prescribed hierarchy as follows: ?Historic properties within historic districts ?Sites within historic districts (whether developed or undeveloped) ?Historic properties outside of historic districts ?Building must have a 100 foot setback from all public roadways and public access The Government desires a 15 year term with the Government having termination rights after the 10th year of occupancy. 1. Building name/site and address 2. Rentable square feet and rentable rate per square foot 3. Common Area Factor for available space by floor on a single and multiple tenancy basis 4. Offeror?s name, address, phone number 5. Responses by other than the property owner must include written permission of the owner to offer the space.A market survey will be scheduled for the week of July 19, 2004. Expressions of interest should be sent to General Services Administration, Ft. Worth Service Center (7PT), 819 Taylor St, Room 14B06, Ft. Worth, TX 76102. Written responses are required; telephone responses will not be considered.
