- U.S. Government Seeks Sources for Leasing United States Fish and Wildlife Service Project No. 1CA0246 Summary Requirement: The General Services Administration desires to lease approximately 2,703 rentable square feet of space yielding approximately 2,350 ANSI/BOMA Office Area (previously Usable) for the United States Fish and Wildlife Service to house personnel, furnishings, and equipment, together with adequate parking including ten (10) secured on-site spaces. The General Services Administration desires an additional 2,524 rentable square feet of space yielding approximately 2,195 ANSI/BOMA Office Area for expansion space including three (3) secured on-site parking spaces. Building Requirement: The General Services Administration will use the Quality Solicitation for Offers to satisfy this requirement in a office building that is professional and prestigious in appearance, well maintained, of modern design, and of sound and substantial construction. The requested space must be fully serviced, and in a building capable of being altered to meet the Government?s needs and security requirements as well as requirements under the Americans with Disabilities Act (ADA). The building must conform to the seismic requirements for new construction of the current (1999) edition of the Uniform Building Code (UBC), or the 1976 Edition for existing buildings. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. An award of contract will not be made for a property located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. Location / Delineated Area: The building offered must be located in Jamul or in the following delineated area: North: One mile from Jamacha Boulevard and Campo Road (94) East: Proctor Valley Road West: Sweetwater Road South: One mile from Corte Ganzo Lease term: The term is for five (5) years firm. Occupancy Date: Occupancy is planned for no later than December 15, 2004. Expressions of interest should include the following: 1. Building name and address. 2. Rentable square feet and rate per rentable square foot. 3. Confirm BOMA Method of Measurement, usable yield for available space by floor and building common area factor. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership.
