- DESCRIPTION: The United States Government is interested in leasing approximately 16,737 Rentable Square Feet which will yield approximately 14,436 contiguous BOMA (Usable) Square Feet of Office, to be used by the SSA, Honolulu, HI. Space must be located within the following expanded delineated area on either side of the street: Bishop Street from Ala Moana north to Lolani Avenue; Lolani Avenude east to Mage Ian Ave., east to Capt. Cook Ave., east to Lunalilo St.east to Keeaumoku Street; Keeaumoku Street north to Wilder; Wilder east to H1, east to Haialae Ave., east to Kealaolu Ave.,; Kealaolu Ave. south to Kahala Ave.; Kahala Ave. est to Diamond Head Road, north to Paki Ave.; Paki Ave. north to Kapahulu, north to Date Street; Date Street west to Kapiolani Blvd., est to Atkinson Driver, west to Ala Moana Blvd.; Ala Moana Glvd. est to Bishop Street. LEASE TERM: 12 years. 10 years firm. Occupancy March 31, 2005 or sooner. REQUIRED: First Class Space in a quality building which meets or is capable of meeting the Government's requirements, including seismic safety and handicapped access, is solicited. The building must conform to the seismic requirements for new construction of the Uniform Building Code (UBC). Preference wil be given to all or a portion of space being located on ground floor. Expressions of interest should include all of the following: 1) Building name and address; 2) Usable and Rentable square feet and rate per rentable square feet; 3) Method of measurement used to determine rentable square footage; and 4) Common Area Factor(s) for available space by floor if applicable. Proposal submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building's ownership.
